Find problems early ... an ounce of prevention is worth a pound of cure.
With regular visits to your home, we lower the risk of small issues escalating into big problems. We know the Jersey Shore environment and the unique issues that can arise.
Storm damage (hail, wind, rain, flooding) Pipes freezing causing water damage. Gas Leaks, Heating and Cooling Systems Failing Fire and Lightning Theft / Vandalism Over the past 10 years we have dealt with each of these situations. We serve as your local eyes and ears while you are away. Jersey Shore Home Insurance Rates are Rapidly Rising Rates are going up quickly and some insurance policies may not honor claims if the property has been unoccupied for an extended period of time. Regular visits by a NHWA member home watch business may reduce this risk of insurance claims. Watch the video on the right that discusses the relationship between home watch services and home insurance. |

We understand the challenges of being a remote owner of a beach home.
I bought my dream vacation home in Brigantine a year before Hurricane Sandy. Living full time in Virginia (4 hours from Brigantine) at the time, this Brigantine home was the perfect second home. The Brigantine home was unoccupied during the offseason. We came as often as we could during the summer.
Hurrican Sandy came with advanced notice. I was able to drive to Brigantine and prepare the home as best as I could. I got off the island just before the storm hit. I had no idea what the storm could do. Worse, once the storm hit, it was very difficult to know the home's condition. The most informative source was a single picture on Facebook that showed at least four feet of water at the corner of my property (no picture of the house). It was a week before they let anyone back on the island.
During the year that followed we had other many house events that revealed that we needed a local set of eyes. Frozen pipes and water damage. Due to Brigantine's high winds, we lost a few roof shingles that led to water damage. Minor vandalism to our house's siding caused major damage because it wasn't caught early. If we had regular weekly eyes on the house, we could have minimized the risk.
I became a full-time resident of Brigantine a year after Hurricane Sandy.
I was fortunate to have good insurance, and with the help of a good builder (Brindisi Builders) and a collection of honest, ethical service contractors, I was able to get our house raised and improved. Over the following years, I have helped friends and family by watching their homes on a regular basis. As a real estate agent at Coldwell Banker, along with my wife Michele, we have toured many homes with an eye to value and risk items. Michele recently caught a major gas leak at a property and helped avoid a potentially catastrophic event.
As a former second homeowner, I am very aware of the value of home watch services. Downbeach Home Watch joined the National Home Watch Association because there is a clear difference between a local service provider and an insured, bonded, NHWA member. NHWA mandates and monitors quality adherence and shares best practices across all members. Ask us for a copy of our service agreement and a sample home visit report.
If you are like me, you often wonder what may be happening at your beach home.

If we find an item that needs to be addressed... we can recommend local service providers.
We have deep roots in the communities we serve and have developed awareness of preferred contractors in our area. If you need a plumber, electrician, HVAC, landscaper, handyman, or any other service, we can provide a recommendation, or you can use your preferred contractor.
If contractors have to come to your property while you are away, we offer a service to host them while they are onsite.
